Cooling tower repair, replacement and maintenance
A cooling tower is where a water-cooled plant gets rid of its heat. When fans, drives, fill or water distribution aren't working well, the chiller pays for it. We handle the mechanical side of cooling tower service.
Mechanical work and water treatment are separate
Our cooling tower work covers mechanical equipment: fans, motors, gearboxes and belts, fill, drift eliminators, basins, distribution and controls. Chemical water treatment and water-quality testing are specialist responsibilities. We coordinate with your water treatment provider and don't present our mechanical work as a substitute for it.
Cooling tower repair
Repair calls usually start with a chiller running hot, a tower fan that won't run, unusual noise, or water where it shouldn't be.
- Fan motor, gearbox, belt and bearing failures
- Vibration and imbalance issues
- Make-up water valve and float problems
- Basin leaks and overflow
- Clogged or damaged distribution nozzles and spray systems
- Damaged fill or drift eliminators
- Fan controls, VFDs and interlocks
Installation and replacement
Towers deteriorate structurally over time, particularly in coastal air. When repairs to casing, structure or basin are no longer practical, replacement or a major rebuild may be the better option.
- Condition survey of structure, casing and basin
- Full tower replacement planning, including rigging and roof loads
- Component replacement: fill, eliminators, fan assemblies
- Coordination with chiller and condenser water piping
Mechanical maintenance and performance checks
Routine mechanical maintenance keeps heat rejection consistent and helps avoid unplanned shutdowns.
- Fan, motor and drive inspection and lubrication
- Belt tension and alignment
- Vibration checks
- Fill and eliminator condition
- Basin and strainer cleaning coordination
- Make-up and float valve operation
- Approach and range checks relative to chiller performance
Quick guide
What do you need help with?
What do you need for the tower? Pick the closest match to see what we'd talk through and what a technician would check. This is a guide, not a diagnosis or a quote.
Questions to discuss
- Noise or vibration
- Fan not running
- Recent belt or gearbox work
What a technician would evaluate
- Motor, belts and gearbox
- Bearings and alignment
- Vibration switch
Your selection ("Fan, motor or drive problem") is added to your request so we have context when we call.
Questions to discuss
- Condenser water temperatures
- Chiller head pressure alarms
- Visible fill condition
What a technician would evaluate
- Water distribution and fill
- Airflow
- Basin and float levels
Your selection ("Poor performance / high water temp") is added to your request so we have context when we call.
Questions to discuss
- Tower age
- Structural condition
- Shutdown windows
What a technician would evaluate
- Rebuild versus replacement
- Rigging
- Controls

How it works
Chilled-water and condenser-water loops
The chiller cools water for the building; on water-cooled plants, condenser water carries heat to the cooling tower. Solid cyan: cooler side; dashed red: warmer side. Illustrative only, not an engineering design.
Point 1 of 4
Evaporator & condenser
Heat exchangers inside the chiller. Fouling or flow problems reduce capacity and trigger alarms.
Diagram described in text
- Evaporator & condenser: Heat exchangers inside the chiller. Fouling or flow problems reduce capacity and trigger alarms.
- Chilled-water loop: Cooled water serves coils across the building and returns warmer.
- Cooling tower (mechanical): Fans, fill and distribution reject heat. Water treatment is a separate specialist responsibility.
- Pumps, valves & controls: Maintain flow and sequence equipment; flow faults are a common trip cause.
Making the call
Repair, rebuild or replace?
Tower decisions hinge on structural condition and how much of the tower needs work.
- The structure and basin are sound
- Problems are limited to drives, motors or distribution
- Fill is in serviceable condition
These are common patterns, not a verdict on your equipment. We explain options after inspecting it.
- Structural members or casing are badly deteriorated
- Basin leaks recur despite repair
- Multiple major components need replacing at once
- Capacity no longer matches the plant
These are common patterns, not a verdict on your equipment. We explain options after inspecting it.
Process
How cooling towers work is handled
- 01
Describe the issue
Tell us about the tower, the plant it serves and current symptoms.
- 02
Inspect
We inspect mechanical components, safely and with the right access.
- 03
Recommend
A written scope separates repair, rebuild and replacement options.
- 04
Complete and coordinate
We complete mechanical work and coordinate with your water treatment provider.
What to have ready
- Tower make and model
- Chiller and tower logs
- Water treatment provider contact (for coordination)
What affects scope and cost
- Mechanical components affected
- Structural condition
- Access and rigging
Good to know
- Our scope is mechanical; chemical water treatment stays with your specialist provider
- Basin cleaning and treatment programmes are coordinated, not replaced
We don't publish prices: cost depends on what's found on site and is explained before work starts.

Service areasCooling towers questions
Do you provide water treatment?
No. Chemical treatment and water-quality testing are handled by specialist water treatment providers. We coordinate with yours on mechanical work, cleanings and shutdowns.
Our chiller runs hot in the afternoon. Could it be the tower?
It's a common cause. Fan problems, poor water distribution or fouled fill reduce heat rejection. We check the tower alongside the chiller.
How often should tower mechanical components be checked?
Regularly during the cooling season, with more detailed inspections periodically. We'll set a schedule based on your tower and its run time.
Do you handle water treatment?
No. We handle mechanical work and coordinate with your water treatment provider.
Can a tower be rebuilt instead of replaced?
Sometimes. It depends on structural condition and component availability.
