Ductless mini-split installation, repair and maintenance
Mini-splits cool a room or zone without ductwork, using a wall, ceiling or floor-mounted indoor head connected to an outdoor unit by small refrigerant lines. They suit additions, converted garages, offices, server closets and spaces the central system can't reach.
Mini-split installation
A good installation starts with where the indoor head goes: it needs to move air across the space, drain properly and be reachable for cleaning.
- Single-zone and multi-zone systems
- Indoor head placement and condensate routing
- Line set routing and protection
- Outdoor unit placement and mounting
- Electrical connection and start-up
Mini-split repair
- Indoor unit leaking water
- Error codes or blinking lights
- Weak cooling or not cooling
- Remote or controller not responding
- Musty smell from the indoor head
- Outdoor unit not starting
Mini-split maintenance
Indoor heads collect dust and moisture quickly, especially in humid rooms. Regular cleaning keeps airflow strong and drains clear.
- Filter, coil and blower wheel cleaning
- Drain line and pan clearing
- Outdoor coil cleaning
- Electrical and refrigerant checks
Quick guide

Questions to discuss
- Room size and use
- Wall space for an indoor head
- Where the outdoor unit could sit
What a technician would evaluate
- Capacity for the room
- Line set and drain route
- Electrical supply
Your selection ("Cooling a room or addition") is added to your request so we have context when we call.
Questions to discuss
- Number of rooms
- Different schedules per room
- Single or multiple outdoor units
What a technician would evaluate
- Multi-zone versus single-zone systems
- Line lengths and outdoor unit placement
- Control options per zone
Your selection ("Several zones") is added to your request so we have context when we call.
Questions to discuss
- Error code or flashing light pattern
- Which head is affected
- Water dripping from the head
What a technician would evaluate
- Error code meaning and sensors
- Drain and coil condition
- Refrigerant-side and electrical checks
Your selection ("Existing mini-split problem") is added to your request so we have context when we call.
How it works
Ductless mini-split zones
One outdoor unit can serve one or more wall, ceiling or floor heads, each controlled separately. Solid cyan: cooler side; dashed red: warmer side. Illustrative only, not an engineering design.
Point 1 of 3
Indoor head
Each zone has its own head and control. Filters need regular cleaning.
Diagram described in text
- Indoor head: Each zone has its own head and control. Filters need regular cleaning.
- Line set & drain: Refrigerant lines and a condensate drain run through a small wall opening.
- Outdoor unit: Placement affects line length, service access and noise.
Process
How ductless mini-splits work is handled
- 01
Tell us about the space
Room size, use, and whether this is new or existing equipment.
- 02
Site visit
We confirm locations, routes and capacity.
- 03
Options in writing
Equipment and scope set out before you commit.
- 04
Install or repair
Work completed and operation demonstrated.
What to have ready
- Brand and model of existing units
- Photos of the intended wall and outdoor location
- Any error code shown
What affects scope and cost
- Number of zones and indoor head types
- Line set length and wall penetrations
- Condensate drainage route
- Electrical work required
Good to know
- Mini-split heads need regular filter cleaning to keep working well
- We don't install where drainage or service access can't be done properly
We don't publish prices: cost depends on what's found on site and is explained before work starts.

Service areasDuctless mini-splits questions
Can one outdoor unit serve several rooms?
Yes, multi-zone systems connect several indoor heads to one outdoor unit. Whether that's the best choice depends on the rooms and how they're used.
Why is my mini-split dripping inside?
Usually a blocked drain or a dirty coil and blower. Turn it off and request service.
Are mini-splits suitable for server or IT rooms?
They're commonly used for small IT rooms. We'll discuss the heat load and how continuously the room needs cooling.
Can a mini-split cool a whole home?
Multi-zone systems can, but it depends on layout. Sometimes a ducted system or a combination is better; we'll discuss options.
Why is my mini-split dripping?
Commonly a blocked drain or dirty coil. Switch it off and call; don't take the head apart.
